Summary of Ridgewater Membership and Voting Rights Guidelines and Policy 10.30.2025

Dear Residents:

Please know, in the Ridgewater community, every property owner automatically becomes a member of the Association. Each lot can have only one membership. If a lot is owned by multiple people, they all share the membership benefits, but there are some rules from the Board regarding how they can participate, especially concerning voting rights. If the owner is a business or organization instead of an individual, any officer or designated representative can exercise the membership rights, as long as they provide written notice to the Association’s secretary.

This policy is based on CC&R ARTICLE 3: MEMBERSHIP AND VOTING RIGHTS, dated January 4, 2018, sections:

ARTICLE 3: MEMBERSHIP AND VOTING RIGHTS

3.1.  Membership. Every Owner shall be a Member of the Association. There shall be only one

(1) membership per Lot. If a Lot is owned by more than one (1) Person, all co-Owners shall share the privileges of such membership, subject to reasonable Board regulation and the restrictions on voting set forth in Section 3.2(d) and in the Bylaws. The membership rights of an Owner which is not a natural person may be exercised by any officer, director, member, manager, partner or trustee of such Owner, or by an individual designated from time to time by the Owner in a written instrument provided to the secretary of the Association.
