To live in a first-class community, maintain a high quality of life, and increase property value throughout Ridgewater, the expected level of conduct, maintenance, development, and construction within the Ridgewater community is required of every homeowner in our community.

Mandatory basic standards include:
- Lawn Care: To ensure a healthy and vibrant lawn, it is essential to mow regularly during the peak growth season (weekly), as well as to water and fertilize appropriately. The lawn must be maintained in a neat and orderly fashion, free from weeds. Hedges must be neatly trimmed to maintain the appearance of a manicured neighborhood. Leaves must be cleared, and no one is authorized to blow lawn debris into the street.
- Annual Home Washing: Soft or power washing your home: House, driveway, patio, garage floors, and fences to remove dirt, grime, mold, and mildew. Annually and as needed. Because of their proximity to Bankhead Road, unusual seasonal pollen and periodic construction activity in our surrounding area, some homes may need to be washed twice a year to maintain community-wide standards.
- Cleanliness: Ensuring the property is clean and free from debris and litter. No accumulation of garbage or debris on the ground or anywhere on the property.
- Driveway and Walkway Maintenance: Keeping driveways and walkways clean, clear of hazards, and well-maintained.
- Familiar Style: Keeping the home design in coherence with the community’s architectural style or theme.
- Home Repairs: Promptly fixing any broken fixtures or structural issues such as roof repairs, siding, or gutters.
- Exterior Painting: Keeping the house’s exterior freshly painted and free from peeling or fading paint.
- Window Treatments: Ensuring windows are clean and adorned with attractive blinds, curtains, or shutters.
- Garage Door Maintenance: Ensuring the garage doors are functioning properly and blend well with the home’s aesthetic.
Optional Community-Wide Home Maintenance Standards:
All of which must maintain a mandatory community-wide standard of Cleanliness: Ensuring the property is clean and free from debris and litter. And where applicable, free of dirt, grime, mold, and mildew.
1. Landscaping: Planting flowers, shrubs, rocks, mulch, and trees to enhance the aesthetic appeal of the property.
2. Gardening: Installing a garden with vegetables or decorative plants as a hobby and to improve the environment.
3. Lighting: Installing exterior lighting to highlight architectural features and ensure visibility at night.
4. Decorative Elements: Adding decorative elements like flags, sculptures, or outdoor art.
5. Fencing and Gates: Maintaining fences and gates to ensure they are in good condition and aesthetically pleasing.
6. Seasonal Decorations: Adding decorations that reflect seasonal changes or holidays.
7. Sustainable Practices: Installing solar panels, rainwater collection systems, or compost heaps for environmental sustainability.
8. Outdoor Furniture: Adding and maintaining outdoor furniture for relaxation and aesthetic enhancement.
9. Patio or Deck: Building and maintaining a patio or deck for leisure and entertainment purposes.
